Missouri Riverfront Revitalization

OJB designed a master plan for 200-acres along the Missouri River, revitalizing the waterfront and reconnecting Omaha and Council Bluffs to the river. The master plan spans both sides of the river, involving two cities and two states. The goal is to unify the area into one regional destination where visitors can embrace the river and experience a unique and active urban destination, while respecting and honoring the cities historic and industrial roots. OJB worked in partnership with community leaders, city officials, community groups, key stakeholders and the public through many workshop charrettes and public meetings, and this all-inclusive communication and collaborative approach informed the master plan design. 

The riverfront involves various conditions, from densely wooded riparian habitat to a hard urban concrete edge with existing railroad lines, flood walls, rip rap, and a large Lead Superfund Site that has been remediated with contaminants being contained below grade and encased with a concrete cap. 

As prime consultant, OJB pulled together a national team of design experts to look at environmental issues, including ground water infiltration, ecological restoration, brownfield mitigation, and river hydrology.  Together our team will transform the inaccessible riverfront to a highly programmed destination that attracts and retains people for leisure and recreation.  The program currently includes a 3500’ linear promenade along the river, a marina, a beach area, nature center, performance pavilion, event lawns, nature walks, observation tower, frisbee golf, an urban farm, play areas, dog parks, soccer fields, sculpture park, and many other smaller activity areas.

Phase 1 is currently underway at the Gene Leahy Mall.
